Les Puits is a lovely 3 bedroomed stone cottage with beautiful views over looking the Charente countryside. It is one of 4 renovated properties on a pretty converted barn complex with a large shared pool.
This well equipped holiday home consists of an open lounge/dining area with stunning views over the hillside and pool area. The kitchen has all the amenities you would need for your family holiday including Kettle, toaster, coffee machine, microwave, dishwasher and washing machine. There is also a WC on the ground floor.
On the first floor, there are 3 good sized bedrooms, 1 with twin beds, one with kingsize bed both sharing a family sized bathroom. The 3rd master bedroom has a double bed and an adjoining en-suite shower room, both double rooms have the most beautiful countryside views to wake up to.
Outside, there is the perfect terrace for al fresco dining or relaxing with a glass of wine whilst gazing over the rolling hills and sunflower fields. The property sits at the top of a hill looking over the local 9 hole golf course and is is set in private gated grounds shared with 3 other similar holiday homes, with parking and well maintained gardens all around.
The pool area is secure and fenced and is open seasonally from June to September.
> You are only 5 minutes away from St Séverin, where you will be able to buy all your essentials, and only 15 minutes drive from the large town of Riberac, where the biggest local market in the region is held every Friday morning.
>A few minutes drive in the opposite direction, you will find Aubeterre- sur- Dronne, which is recognised as one of the prettiest villages in France, perfect for lunch and an afternoon stroll around the village - the monolithic church is not to be missed. If you have children, then they will love the local river beach located across the bridge from the main village square, with a beach bar and restaurant and also canoe and kayak rentals available.
> A little closer to the property is the lovely nature base of Poltrot, with various activities available in the summer months including the treetop adventure park and maze. Here you will find a small river beach and also a lovely restaurant.
Bed and bath linen is not included in the price, as our guests generally like to save the cost of this. However, we do offer an optional full set of bed and bath linen for 23€ttc/person per stay. This can be ordered and paid for during booking.
A compulsory "intermediate cleaning" fee is charged at the time of booking and corresponds to the disinfection and preparation of the house between two tenants.
However, the house must not be left dirty when the tenants leave. We ask our tenants to leave the accommodation as they found it on their arrival (kitchen and sanitary facilities clean, fridge and cupboards emptied, no trace of apparent dirt, bins removed, etc.). If the accommodation is left dirty, the Tenant will have a deduction from the deposit for the extra time spent cleaning the accommodation, at the rate of 35€/hour. The tenant will be informed without delay by message via the platforms, by sms or email, with photo(s) and/or video(s). We also propose to our tenants who do not want to think about the cleaning before their departure, a "complete cleaning" package which will be charged at 30€/hour. Please refer to the description of the advert for the price of the complete cleaning, or contact us directly. For this accommodation, the amount of this package is an additional 150€.
Les Puits est une jolie maison en pierre de 3 chambres avec de belles vues sur la campagne charentaise. C'est l'une des 4 propriétés rénovées sur un joli complexe de grange converti avec une grande piscine commune.
Cette maison de vacances bien équipée se compose d'un salon/salle à manger ouvert avec une vue imprenable sur la colline et la piscine. La cuisine dispose de toutes les commodités dont vous auriez besoin pour vos vacances en famille, notamment une bouilloire, un grille-pain, une machine à café, un four micro-ondes, un lave-vaisselle et un lave-linge. Il y a aussi un WC au rez-de-chaussée.
Au premier étage, il y a 3 chambres de bonne taille, 1 avec des lits jumeaux, une avec un lit king-size, toutes deux partageant une salle de bain familiale. La 3ème chambre principale a un lit double et une salle de douche attenante, les deux chambres doubles ont les plus belles vues sur la campagne pour se réveiller.
À l'extérieur, il y a la terrasse idéale pour dîner en plein air ou se détendre avec un verre de vin tout en admirant les collines et les champs de tournesols. La propriété se trouve au sommet d'une colline surplombant le parcours de golf local de 9 trous et est située sur un terrain privé fermé partagé avec 3 autres maisons de vacances similaires, avec un parking et des jardins bien entretenus tout autour.
L'espace piscine est sécurisé et clôturé et est ouvert en saison de juin à septembre.
> Vous n'êtes qu'à 5 minutes de St Séverin, où vous pourrez faire vos courses, et à seulement 15 minutes en voiture de la grande ville de Riberac, où se tient chaque vendredi matin le plus grand marché local de la région.
>A quelques minutes en voiture dans la direction opposée, vous trouverez Aubeterre-sur-Dronne, qui est reconnu comme l'un des plus beaux villages de France, parfait pour déjeuner et se promener l'après-midi dans le village - l'église monolithe est à ne pas manquer . Si vous avez des enfants, ils adoreront la plage de la rivière locale située de l'autre côté du pont de la place principale du village, avec un bar de plage et un restaurant ainsi que la location de canoës et de kayaks.
> Un peu plus près de la propriété se trouve la belle base nature de Poltrot, avec diverses activités disponibles pendant les mois d'été, y compris le parc accrobranche et le labyrinthe. Ici vous trouverez une petite plage fluviale et aussi un charmant restaurant.
Le linge de lit et de bain n'est pas inclus dans le prix, car nos clients aiment généralement économiser sur ce coût. Cependant, nous proposons en option un kit complet de linge de lit et de toilette au tarif de 23€ttc/personne et par séjour. Cela peut être commandé et payé lors de la réservation.
Un forfait "ménage intermédiaire" obligatoire est facturé à la réservation et correspond à la désinfection et préparation de la maison entre deux locataires.
Cependant, la maison ne doit pas être laissée sale au départ des locataires. Nous demandons à nos locataires de laisser le logement tel qu'ils l'ont trouvé à leur arrivée (cuisine et sanitaires propres, frigo et placards vidés, aucune trace de salissures apparentes, poubelles enlevées, etc.). Si le logement est laissé sale, le Locataire aura une retenue sur la caution pour le temps supplémentaire passé à nettoyer le logement, au tarif de 35€/heure. Le locataire sera informé sans délai par message via les plateformes, par sms ou email, avec photo(s) et/ou vidéo(s). Nous proposons également à nos locataires qui ne veulent pas penser au ménage avant leur départ, un forfait « ménage complet » qui sera facturé 30€/heure.
